1. General Provisions

1.1 These regulations govern the use of Omianrentals.com (the "Site"), owned and operated by Omian Rentals, based in Greece.

1.2 By accessing the Site or booking a property, the User acknowledges they have read, understood, and agreed to these terms.

1.3 Booking a rental through this Site constitutes a binding legal agreement equivalent to a direct booking with our reservation department.

2. Legal Jurisdiction & Compliance

2.1 Jurisdiction: Any dispute arising from these terms or the use of the Site shall be resolved exclusively in the competent courts of Athens, Greece, according to the laws of the Hellenic Republic.

2.2 STR Registration: In accordance with Greek law, all properties are registered in the Short-Term Residence Registry. The unique Property Registration Number (AMA) is displayed on each listing.

2.3 Taxation: All prices include VAT where applicable. Guests are additionally responsible for the Climate Crisis Resilience Fee (daily tax), collected per Greek tax regulations.

3. Online Orders & Payments

3.1 Accuracy of Data: The User is responsible for entering accurate details (dates, guest count, and contact info). False information may lead to booking cancellation and potential legal action.

3.2 Payment Methods: Reservations must be made via a valid credit card or traceable bank transfer. Per 2026 Greek regulations, cash payments for rent are not permitted.

3.3 Age Requirement: Bookings by persons under the age of 25 are not permitted unless accompanied by an adult over 30. We reserve the right to verify IDs upon check-in.

4. Cancellation & Modification Policy

4.1 Modification: Bookings cannot be changed directly on the Site. Please contact our Greek support desk at [Insert Local Number].

4.2 Standard Cancellation:

• High Season (April – October): Cancellation or changes allowed up to 30 days before arrival.
• Low Season (November – March): Cancellation or changes allowed up to 14 days before arrival. 4.3 Late Cancellations: Cancellations made after these periods will result in a charge of the full booking amount. All cancellations are subject to a processing fee of 5% of the total cost.

5. Hosting Policy & Property Use

5.1 Check-in/Check-out: Check-in is typically from 15:00, and Check-out is by 11:00, as specified in your confirmation. Unauthorized late check-outs will incur a fee of 20% of the daily rate.

5.2 Occupancy: Use of the property is strictly for the number of guests listed in the booking. Subletting or hosting unregistered overnight guests is prohibited.

5.3 Noise & Quiet Hours: Guests must respect Greek "quiet hours" (typically 15:00–17:30 and 23:00–07:00). Parties and the use of external speakers are strictly forbidden.

5.4 Smoking: Smoking is strictly prohibited inside the properties. Use designated outdoor areas only.

5.5 Safety Equipment: Guests must not tamper with mandatory safety equipment, including fire extinguishers, smoke detectors, or emergency exit signs.

6. Liability & Damages

6.1 Responsibility: Use of property facilities (pools, balconies, etc.) is at the guest’s own risk.

6.2 Damage Deposit: Omian Rentals reserves the right to charge a security deposit. Any damage caused to the property, textiles (towels/linens), or electronics will be charged to the guest's credit card at replacement cost.

6.3 Insurance: Omian Rentals maintains Civil Liability Insurance for guests as required by 2026 Greek STR laws.

7. Intellectual Property

7.1 All content, images, and logos on Omianrentals.com are the exclusive property of Omian Rentals. Reproduction or distribution without written consent is prohibited.
